Limitations

This study uses aggregate data at the dissemination level, and not at the property-level.  Therefore, all variables including the property value data are based on multiple figures.  This was due to a limitation in obtaining appropriate data at a more finer resolution.  Indeed, other socio-economic characteristics such as income or education are not released by Statistics Canada for reasons of privacy.

Issues of sampling are also brought into question considering the fact that the National Household Survey, which replaced the old long-census form, is voluntary and not mandatory.  This debate has questioned the legitimacy of the results the 2011 NHS of which are used in this study.

Furthermore, condominiums, particularly next to existing stations, could dramatically influence the results because they are generally lower in value.  With the knowledge that smaller units and apartments tend to be located closer to Skytrain stations, then the value of dwellings would naturally be lower around areas close to Skytrain stations.  In data can be obtained, further research could look at the relationship using values at the property-level scale incorporating a square-footage or lot size measure.
